In Order To Qualify When The Waiting List Is Open:

The Head of Household must be 62 years of age or older and meet the current income guidelines. Current Maximum Income Limits set forth by The United States Department of Housing and Urban Development, released and effective on April 1, 2018 for Fiscal Year 2018*, are as follows:
  • Single Occupancy:  $33,900 maximum total gross annual income** (includes income and income on assets)
  • Double Occupancy:  $38,750 maximum combined total gross annual income** (includes income and income on assets)
*Income Limits are updated annually by HUD.
** Income is calculated based on the Section 8 Definition of Annual Income.  Your total income, adjusted gross income, and taxable income based on IRS guidelines are not relevant for Section 8. 

Application Process

Step one is completion of the Preliminary Application For Housing, and each applicant is subject to a required background screening.  An application must meet Section 8 and our own Tenant Selection Plan criteria before being accepted.  Qualifying applicants are then placed on a waiting list for an apartment.     

Rent

Rent is 30% of a household's monthly income and the remainder of the rent is subsidized by the Section 8 program of the United States Department of Housing and Urban Development. Each household's monthly rent calculation is based solely on that household's income, income on assets, and qualifying out-of-pocket medical expenses. Greater Bridgeport Jewish Housing Corp. pays all utilities including heating and air conditioning, water, and electricity.

Preferences

The Hollander House does not offer preferences for waiting list placement.  All applications are handled strictly in chronological order based on the date and time that each completed application packet is received at the main office.  The applicant who has been on the waiting list for the longest time receives the first offer of an available apartment.
