APPLICATION PROCESS
The Head of Household must be at least 62 years old to be eligible for residence at Hollander House, and must qualify under HUD Section 8 income restrictions.
The completion and return of the Preliminary Application is the first step (download an applicaiton above). Then, HUD requires that all applicants be subject to credit and a criminal background check. HUD also requires that all applicants appear at an interview to discuss personal and financial information at a time that is convenient to management and the applicant. All income, asset, and rental history information must then be verified through third parties.
An application must meet Section 8 and our own Tenant Selection Plan criteria before being accepted. Once accepted, the applicant is placed on a waiting list and contacted when an apartment has become available. An applicant may refuse an apartmetn offer one time and retain their place on teh waiting list. Upon the second offer, the applicant must accept the apartment or be removed from the waiting list. Then, if the applicant wishes to be placed back onto the waiting list, he/she is free to reapply in the future.

RENT
Residents at Hollander House must be income-eligible based on limits updated yearly by HUD. Rent is 30% of the resident’s monthly income, and includes heat, hot water, and electricity. If a resident chooses to have air-conditioning, a management-approved thru-the-wall air-conditioner must be purchased by the resident. An additional monthly fee of $15 for one air-conditioner ($25 for two) will be charged.
Residents in good standing must pay the correct rent on time; comply with lease, rules and regulations; and care for their apartment.
